This association schedules maintenance in five year plans. The driveways for the building are being removed and replaced in phases. We started with the worst driveways that they had on their property.
Twin Bros. Paving & Concrete, LLC. removed all driveways to their bases. The depth was between 5-7 inches of asphalt. Then 2 inches of stone was installed and compacted to strengthen the bases. 3 1/2 inches of asphalt was installed and compacted in two different lifts. Fifteen driveways were replaced along with asphalt patching at seven more driveways. The total square footage of this job was 24,612 sqare feet.
The new driveways are functioning correctly with positive drainage. There has been no ponding of water on new driveways. We concentrated on areas were the new asphalt was installed next two existing concrete areas, making sure there was a smooth transition to prevent water ponding. These driveways will have little maintenance needed over the next couple of years.
The existing parking lot had not been maintained over the past ten years. There was areas were the asphalt had broken up into potholes and there was numerous transverse cracks in the parking lot.
Twin Bros Paving & Concrete, LLC removed and replace all the areas that were potholed, approximately 475 sq. ft. We then cleaned out all transverse cracks that were 1/4 inche wide or wider. After the lot had been blown off we installed hot pour crackfill into cracks to prevent additonal deterioration. We then sealcoated the entire parking areas and striped to the previous configuration.
The parking lot looks rejuvenated again and the striping really stands out. The parking lot will need this type of maintenance every two years.
